Hi Paulo! (right?)
I can't tell about that spot, but I will comment on the general color of the underside of the leaves in the first photo. Looks a lot like what I had that I *thought* was some sort of red spidermite. Red on cotton, and left a silvery trail through the leaf.
Also, the white spots on the young growths on the right of the second photo look VERY much like my "burn" marks on similar new growths! There was lots of un-surety regarding this when I posted back in March.
The whitish leaves on my plant were either removed or allowed to turn brown as they remain now. Serious issues were removed.
The plant spiked shortly thereafter.
The issues your plant has are VERY similar to the ones that mine had. However I have not had that ring-shaped spot so I cannot comment on that.
I still worry my plant is just trying to bloom itself to death, but I sure hope that is NOT the case!!!!

I used to see similar spotting (or black spotting) when my humidity was low (under 60 percent). I have not seen anything that can make the spots go away, but you may be able to stop the spread if you correct conditions. You may need to prepare to cut the bad parts (or whole leaves) out with a sterile razor.
Sprinkle on some powdered cinnamen. It is a good natural bacteriacide. Some people also get good results with the Physan products so don't give up with those products yet.
